Peace of mind and faster exchange from town agent
CADMAN Homes of Castle Street in Rugby are proud to launch a new service for house sellers in conjunction with their conveyancing service.
The service aims to cut down the time your sale takes to exchange, and the likelihood of your sale falling through once an offer is accepted.
Adam McHenry, head of sales, said: “It can take weeks to gather all the paperwork needed for your solicitors, with endless questions flying backwards and forwards over what seems like a lifetime, at what can be a stressful enough time for all.
“With all this to consider, our new service will allow you to sit back, relax and not have to worry about your sale getting to exchange.”
The new service, which is called a ‘sale ready pack’, is the first of its type and gives sellers the certainty that by the time they have accepted an offer for their house (and in many cases by the time the property goes on the market) their solicitor already has all of the information needed for the buyer’s solicitor to order searches and commit money to the purchase.
In addition, the sale can go through in a quicker time. Adam said: “It’s devastating to hear stories of people losing their buyer in the first two weeks or so of a sale. The pack means that when an offer is accepted, your solicitor can send all the necessary documentation straight to the buyer’s solicitor. This gives you on average two weeks’ head start on the sale process and the security that your buyer’s solicitor can start ordering searches on day one. This means your buyer has committed money to the purchase and you are well on your way to moving.
“The pack cuts the chances of sales falling through dramatically. In the first business week of the year we have had three properties come to market with a sale ready pack.”
There is no additional cost to the vendor for the sale ready pack, and Cadman Homes is giving away a free EPC (Energy Performance Certificate) with every pack instructed. If you already have an EPC then they will take this cost off of your bill.
The estate and lettings agency based in Castle Street, Rugby, is enjoying a great start to 2013 with sales and lettings booming.
