Habitat Residential is an award winning letting agency based between Rugby and Lutterworth.

It was established three years ago by school friends Charlotte Warters and Nichola Copson.

During this time the business has grown from strength to strength and now manages a large portfolio of properties in and around the Leicestershire, Northamptonshire and Warwickshire boarders. One of their key points of difference lies in their approach to letting and property management.


Charlotte Warters talks about how Habitat Residential offers an unrivalled service, has modest charges and will never compromise on service levels;

“Our key focus has always been on client communication and maintaining long term relationships with our landlords and tenants. A lot of our customers live across the three counties we operate between. Nichola and I made the decision back in 2010 to locate our business off the high-street but within close proximity to these three catchments. This key difference enables us to offer a fantastic letting service, with modest charges and not have to compromise on service levels. A lot of high-street agents simply can’t compete with us as they have an entirely different business model. Which in some instances can be constrained by office rents, rates and centralised admin centres. We all might be offering the same end product to tenants, but our service to our landlords is completely different. All our customers enjoy the ‘basics’ that all letting agents (should) offer as standard in their service for example; Rightmove advertising, To Let boards, Accompanied viewings, ARLA (association of residential letting agents) qualified staff. We couple this with the important and necessary extra’s such as AIIC inventories (Association of independent inventories clerk), Professional check ins, 24hr tenant and landlord lines, open seven days a week, out of hours appointments. I would say our most important difference lies in how we communicate with our customers. We really take the time to listen and get to know our landlords and their properties. We work tirelessly to ensure they have the best tenant in situ. In today’s economy this fluid approach to business has won us a national award, and above all the loyalty and recommendation from our landlords and tenants. In 2012, 67% of our new business was generated through the recommendation of our landlords. At Habitat Residential, we don’t claim to be the biggest, we are proud to be a small boutique Letting Agency. We care about our customers.
