As the property market reports its highest sales figures since 2007, potential homebuyers should view 2013 with some guarded optimism, according to Lloyd Prideaux Richards.

Lloyd, of LPR Mortgages, said the mortgage market is the most competitive it has been in recent times, which means that there are plenty of great deals for those looking at fixed rates, tracker rates and offset rates.

The mortgage and property markets work hand in hand and one feeds off the other.

Lloyd said: “As an independent mortgage adviser, I welcome these fabulous new schemes that are attracting homebuyers up and down the country.

“Top tip for all those viewing houses - come and speak to a mortgage adviser first to get a really good idea of what you can borrow and that all important affordability factor.”

Lloyd’s services include mortgage protection, conveyancing and will writing.

He said:“If you are considering moving then please talk to me first.

“Allow me to help and support you with budget planners, affordibility analysis etc - it always pays to be prepared.

“I’m very involved in protection and ensuring couples protect themselves and their families in case anything happens.

“While money isn’t the be all and end all, if something happens, it does help.”
