LANDLORDS in Rugby can now get six months’ guaranteed rental income paid in advance, under a new scheme launched by leading residential property lettings specialist, Belvoir.
The company, which has an office on Chapel Street in Rugby says that this new initiative will give ‘total peace of mind’ to its landlord clients by providing advance payments ‘up front’ for both existing and new tenancies.
The scheme will run alongside Belvoir’s fully integrated and multi award-winning lettings and management service, which offers a full range of professional advisory and support services to landlord and tenant clients as well as prospective buy to let investors.
Richard Baker, who co-owns Belvoir Rugby, said: “This is a unique, premium service which Belvoir has developed alongside carefully selected legal and insurance partners and we believe it will attract a very significant level of interest from local rental property owners and investors looking for the positive cash flow which the scheme provides.
“The new ‘Advanced Rent’ package is an additional service, designed to complement and enhance our current offering to local landlords. It is entirely voluntary and does not replace existing services.”
The initiative is jointly administered by Belvoir and a specialist legal insurance expenses insurance provider, which is authorised and regulated by the Financial Services Authority.
“We anticipate that it will have a particular appeal to ‘first time’ landlords by providing them with an immediate, guaranteed return on their investment, but it is such a powerful incentive that I expect seasoned, sophisticated property investors to also take an interest,” Richard added.
While offering landlords the guaranteed protection of six months’ rental income – which can be reviewed and repeated after each six months of tenant occupancy – the scheme has no negative impact on tenant clients, who are bound by Belvoir’s standard 12 month Assured Shorthold Tenancy agreement.
Belvoir’s Advanced Rent package became available on October 1.
