Developers want to build four houses on land to the rear of the former Dunsmore Garage site near Thurlaston, even though a similar proposal was kicked out by planners two years ago

Tydegate Properties want to put up the four-bedroom detached properties on what is currently a paddock next to a field containing polytunnels used by a neighbouring garden centre.

Permission has already been granted to build houses on the former garage site.

A report from London-based planning consultants Firstplan urged Rugby Borough Council to approve the scheme, referring to the previous plans and subsequent appeal.

Director Sam Harper explained that the Planning Inspectorate only dismissed the appeal on the grounds of ‘the absence of evidence to demonstrate an acceptable impact on bats’ - but this had since been addressed with bat boxes built into two of the properties. The other two planned homes would include bird boxes.

Mr Harper added: “Planning permission is sought for the erection of four, four-bedroom two storey houses with garages, private gardens and communal landscaping.

"Access will be taken from the existing, established access off Coventry Road.

“The site is largely concealed despite its designated, open countryside setting, surrounded by development and screened on two sides by tall hedging.

"It is a classic infill site, which is currently serving no purpose and could be put to valuable residential use, assisting with the council’s delivery of new family homes.

“The proposed setting is sustainable, as established by previous decisions on the immediately adjacent site, and the proposals are considered to offer a well-considered, high quality development that is fitting for this location.

“Accordingly, the application proposals are considered to be consistent with all of the relevant planning policies and guidance at both national and local level and we therefore respectfully request that planning consent is granted without delay.”
